The detailed regulation plan for the economic zone between the Zagreb highway, Svetog Sava, and Federika Fellinija streets, covering parts of Novi Beograd, Zemun, and Surčin municipalities, is now open for early public inspection. This area includes the “Autokomerc” sales hall and karting center and spans about 50 hectares.
The plan aims to increase the gross developed construction area for economic activities from 60,160 to 632,078 square meters, accommodating up to 6,320 employees compared to the current 601.
The economic-commercial zone will allow construction for various activities, including bakeries, technical services, electromechanical workshops, construction material warehouses, plastics processing, food and textile industries, shopping centers, and large warehouses (over 5,000 square meters). Compatible uses such as traffic infrastructure, communal and green areas, and public service facilities are also planned.
The area is connected by planned roads, including the “Nova” interchange, service roads, and streets linking to the Radiofar settlement.
Parking will be provided on-site, following Belgrade’s regulations: one parking space per 100 square meters of production or commercial building area or per four or three simultaneous employees, depending on the facility type.
Currently, the area is partially developed with economic activities, including small production and warehouse facilities and car service centers, alongside some residential buildings on Svetog Sava street.
The City of Belgrade commissioned the plan, developed by the Urban Institute of Belgrade under the Secretariat for Urbanism and Construction Affairs.
Interested parties can get information from the plan representatives on Tuesdays and Thursdays from 12:00 to 18:00 at the City Administration building, and the plan is also available on the City of Belgrade website. Public comments are accepted until July 14.
