The Belgrade Fair, Čukarički inlet, parts of the New Belgrade blocks, Terazijska terasa park, and the Topčiderska river corridor will soon be officially included in the special purpose spatial plan for the Belgrade Waterfront project. This plan, first adopted ten years ago and amended in 2022, has now expanded to cover more areas.
A major update involves the Belgrade Fair area, where plans include the construction of 4,319 apartments on 14.8 hectares, a hotel with 420 rooms, and an opera house. The fair itself is planned to be relocated near the National Football Stadium, allowing for the transformation of the original site into a new urban complex. The former NIS warehouse near Ada is also slated for development, with 1,776 apartments and commercial facilities, including a shopping center.
The project’s spatial plan now divides the area into 13 urban units, an increase from six in the previous version. Urban Complex 7 includes the Belgrade Fair area, while Urban Complex 8 covers the site of the former NIS tanks.
Terazijska terasa park will be expanded and connected through a green corridor along Kamenička Street to Luka Ćelović park, creating a continuous green space for the city.
Parts of the New Belgrade blocks, classified as brownfield sites with mostly unused industrial areas and open green spaces, are included in Urban Complex 10. Planned developments in this area feature commercial buildings, housing, sports facilities, and a linear park.
Urban Complex 11 proposes a line park along the former railway route from the Old Railway Bridge to the Topčiderska river. The Old Railway Bridge, which no longer serves railway traffic, will be repurposed as a pedestrian and cycling connection between the left and right banks of the Sava River.
Urban Complex 12 covers water areas planned for marinas in the Čukarica backwater and on the right bank of the Sava River downstream from the Ada Bridge.
Lastly, Urban Complex 13 includes the corridor of the Topčiderska river, where a bicycle path is planned. There is also potential for river regulation improvements in cooperation with relevant authorities, while a portion of Topčider Park adjacent to the river will be fully preserved.
The draft spatial plan with these amendments is available for public inspection until June 19.
