In the second quarter of 2025, the most expensive real estate transaction in Serbia was the purchase of an apartment in the Belgrade Waterfront development for 1.8 million euros. The apartment covered 537 square meters, while the highest price per square meter was also recorded at Belgrade Waterfront — 9,056 euros, the Republic Geodetic Authority (RGZ) reported.
The most expensive house sold during the quarter was located in Savski Venac, Belgrade, and was purchased for 3.8 million euros. The most expensive garage space was sold in Zvezdara for 56,000 euros.
The total value of real estate transactions in Serbia reached 2.1 billion euros in Q2 2025, an increase of 13.9 percent compared to the same period last year. A total of 31,944 sales contracts were signed, up 2.3 percent year-on-year.
Of the total market turnover, 384.7 million euros came from the partially regulated market, RGZ stated. Apartments dominated real estate sales, accounting for 1.2 billion euros or 60 percent of total transaction value. Houses made up 8 percent (161.7 million euros), construction land another 8 percent (156.7 million euros), commercial properties 4 percent (86.7 million euros), and agricultural land 2 percent (49 million euros).
When it comes to financing, 15 percent of all property purchases were made using bank loans, an increase of six percentage points from the previous year. Mortgages were most often used for apartment purchases — 34 percent of all flat sales were financed through credit, up from 23 percent a year earlier.
Among major Serbian cities, the number of property sales increased notably compared to last year — Niš by 15.9 percent, Belgrade by 7 percent, and Novi Sad by 3.2 percent. The only decline was recorded in Kragujevac, where sales dropped by 3.3 percent.
In Belgrade, total spending on apartment purchases reached 659.7 million euros.
The office of notary Draginja Divac, operating under the jurisdiction of the Second Basic Court in Belgrade, processed 544 sales contracts worth a total of 72.3 million euros, making it the office with the highest number and value of contracts in the second quarter of 2025.
It also recorded the largest volume of transactions on the partially regulated real estate market, totaling 33.2 million euros, based on 246 contracts submitted during the quarter.
