A new warehouse and business space, CTPark Belgrade West – SIM8, is set to be constructed in Šimanovci. The development will include a warehouse and business facility, a porter’s office, urban furniture such as masts, advertising totems, and an information billboard, as well as roads, manipulation areas, landscaped green spaces, and necessary infrastructure.
According to the public inspection documentation, the warehouse and business facility will have a P+1 layout. The ground floor will feature a large storage area, as well as a technical section housing the transformer station, gas boiler room, and sprinkler valve station. The first floor will house the business and administrative areas, along with a daily storage space.
The warehouse on the ground floor will be equipped with racks for forklift-operated storage, with a height of up to 12 meters. Goods will be received and shipped through truck docks and loading ramps on the northeast side of the building. Forklifts will transport goods within the facility, while the loading platforms are designed to be level with the warehouse floor. To ensure smooth truck access, the external plateau and access roads are lowered by 1.15 meters below the facility’s floor level.
The ground floor will also feature offices with wet rooms for employees and a staircase for vertical communication. On the eastern and western sides of the building, the first floor will contain a business area with an office, small kitchenette, employee wardrobes, sanitary facilities, and a space for daily storage.
The total gross area of the building will be 17,296.02 m², and there will be a plateau for trucks in front of the building, along with 85 parking spaces. Additionally, 30.34% of the plot will be dedicated to green spaces. Pedestrian paths, paved with behaton slabs, will be provided around the entrance to the complex and around the buildings.
The investor for the project is CTP TAU d.o.o. Novi Beograd, and the urban planning project is being developed by JP Urbanizam Sremska Mitrovica.
