The company Green Industrial Park from Belgrade plans to build the logistics complex “Beograd Istok” in Borča, with a total gross built-up area (BRGP) of 222,371 m², according to the Urban Planning Project announced for public presentation by the Secretariat for Urbanism and Construction Affairs.
The planned construction site covers an area of 893,305 m². The urban planning project outlines the phased development of the complex in six stages.
The conceptual design, with CTP Property Lambda as the investor, details the construction of 10 main storage and/or storage-production facilities, supporting auxiliary and advertising buildings, roads, and other handling areas within the complex.
In the first construction phase, as outlined in the Urban Planning Project (UP), a total area of 51,337 m² is planned. This includes the construction of the storage building B1, which will be built in two sub-phases: Lamela A and Lamela B, as Lamela B will contain technical rooms necessary for the entire building’s operation. The warehouse will serve for consumer goods and include storage zones, technical, and administrative rooms.
In addition to the main warehouse, the first phase includes the construction of two guardhouses for access control, a pumping station with reservoirs for sprinklers and a hydrant network, and an infrastructure-related electrical facility. The complex will also feature four smoking shelters, two bike shelters with a capacity for 18 bicycles each, as well as advertising billboards and flagpoles.
In the second phase of construction, covering a total area of 61,190 m², warehouse building B2 is planned to be constructed in two sub-phases—first Lamela C, followed by Lamela D, as all the technical rooms required for the building’s operation will be located in Lamela D. This warehouse will be intended for consumer goods, with storage zones, technical, and administrative rooms.
Along with the main building, four smoking shelters and two bike shelters (each with a capacity for 18 bicycles) will be built to provide additional amenities for employees and visitors.
The third construction phase, covering 14,706 m², will involve the construction of several warehouses intended for consumer goods storage, with corresponding storage zones, technical, and administrative rooms. A business building will also be constructed, which will include an internal kitchen, canteen for employees, sanitary facilities, first-aid rooms, as well as offices and meeting rooms. This phase will also see the construction of a guardhouse for access control, smoking shelters, bike shelters, and additional infrastructure elements such as advertising billboards and flagpoles.
In the fourth phase, the project includes the construction of several buildings with a total area of 36,280 m², including warehouse buildings B5.1, B7, and B8, which will be used for storing consumer goods. These buildings will also have storage, technical, and administrative rooms. Additionally, several auxiliary structures will be built, such as a bike parking area and five smoking shelters.
The first four phases will also provide a total of 982 parking spaces for passenger vehicles, 60 parking spaces for trucks, and 216 bike parking spaces.
In the fifth phase of the project, buildings with a total area of 32,263 m² will be constructed, including warehouse buildings B3.3, B3.4, and B9, intended for consumer goods storage. Building B9 will also have production rooms alongside storage, technical, and administrative spaces. Since the future tenant is unknown, building B9 will be designed to accommodate various types of production processes that do not require an environmental impact assessment.
This phase will also include the construction of a guardhouse B21.4 for access control at traffic junctions, four smoking shelters, and an infrastructure-related electrical facility. Advertising billboards and flagpoles, including an information billboard and a 15-meter advertising totem, will also be placed.
The sixth phase of construction will involve the construction of buildings covering 26,595 m², including warehouse buildings B5.2 and B5.3, for consumer goods storage. Also, a warehouse-production building B10 will be constructed, which, in addition to storage, technical, and administrative rooms, will include production facilities.
Since the future tenant is unknown, this building will be designed to accommodate less complex production processes that do not require an environmental impact assessment. Four smoking shelters and bike shelters will be included in this phase.
In the fifth and sixth phases, a total of 347 parking spaces for passenger vehicles and 72 bike parking spaces are planned.
The project is being prepared by the company Urbanistiq from Belgrade, while the conceptual design is entrusted to NORTH Engineering from Subotica.
