In the municipality of Palilula, in the settlement of Ovča, a new residential and business complex named “O Distrikt” is planned. The complex will cover nearly 1.3 hectares and include 339 residential units and 5 business spaces arranged in nine interconnected buildings.
The project is developed by LSI Properties DOO from Belgrade, with IBM Consult DOO handling documentation and Morfema Arhitektura providing the conceptual design. The buildings will have ground plus four floors, with a total gross area of about 33,982 square meters.
Construction will proceed in four phases, starting with buildings L2 and L3, followed by L4 and L5, then L6, L7, and L8, and finally L1 and L9. The complex will be shaped like the letter “P,” with ground floors designated for business premises, garages, and residential facilities, while upper floors will be used exclusively for housing.
There will be 383 parking spaces, including 20 for people with disabilities, organized through underground, ground-level garages, and open parking along internal roads.
The site is located on cadastral plots 3672/14, 3672/15, and 3672/16 in Ovča and currently has no existing buildings. The urban project is on public display until June 17, 2025.
