A new residential and commercial building complex is planned in Višnjica, consisting of four connected blocks (L1, L2, L3, and L4) with a total gross floor area of 23,497 square meters, according to the Urban Planning Project announced for public presentation by the Secretariat for Urbanism and Construction Affairs.
The urban plan was developed by Studio N, with the investor being a private individual and the design by Modular Plus Architectural Bureau.
The construction plot covers approximately 4,848 square meters. According to the cadastral-topographic plan, two illegal single-story auxiliary structures currently occupy the site and are slated for removal.
The project will be executed in two phases. The first phase includes building four underground levels beneath all blocks and the above-ground parts of blocks L1, L2, and L4, where vehicle entrances and exits to the garages will be located. The second phase will see the construction of the above-ground portion of block L3.
The complex will feature four separate residential entrances and shared underground garages with two vehicle access points at the outer blocks (L1 and L4).
The blocks are arranged in a stepped layout along Nova 2 Street, which allows access for emergency vehicles and to the garages. The above-ground parts of blocks L3 and L4 are slightly offset from L1 and L2, following the terrain and traffic flow.
In total, the project includes 152 residential units of various layouts and seven commercial premises. Residents will have access to 191 parking spaces located in the underground garages.
The public presentation of the project will be open until June 13.
