Novi Sad real estate market: Dynamic growth and shifting trends

The Novi Sad real estate market is experiencing a dynamic period, with properties being bought and sold rapidly. While smaller apartments are more frequently purchased than larger ones, the overall market activity remains strong. This trend has been particularly fueled by subsidized loans for young buyers, as noted by Gordan Lemajić, a board member at “Klaster Nekretnine.”

According to Lemajić, the average price of apartments in Novi Sad falls between 2,000 and 2,200 euros per square meter, depending primarily on location. In peripheral areas like Veternik, Salajka, and Sajlovo, the price per square meter ranges from 1,500 to 1,600 euros, while the price in the city center can reach up to 4,000 euros.

“For those with lower budgets, the outskirts are more appealing, while those with higher budgets opt for properties closer to the center,” Lemajić explained. He also emphasized the efficiency of Novi Sad’s public transport system, allowing quick access from the outskirts to the center in less than 30 minutes, or even just 15 minutes when traffic is light.

The city has seen significant urban development in recent years, with many residential complexes being built in peripheral areas, such as along the road from the City Cemetery to Veternik. This ongoing construction is reshaping parts of the city like Petrovaradin and Podbara. In particular, the area near the Žeželjev Bridge, which connects these neighborhoods to the city center, is undergoing intensive development. Once an industrial and artisan area, it is now becoming a rapidly developing residential zone, only a ten-minute walk from the heart of Novi Sad.

For those seeking a quieter environment than the city, real estate agents are recommending nearby towns like Bečej or Srbobran as alternatives.
