Record growth in real estate market: Belgrade leads with highest apartment prices and transaction volume in Q4 2024

In the fourth quarter of 2024, Belgrade recorded the highest apartment prices in Serbia, with the most expensive square meter sold at €11,668 in the Belgrade Waterfront development. The priciest apartment, also in this location, sold for €2.6 million (342 sqm). The most expensive house sold for €3.4 million in the Savski venac municipality, which also saw the highest garage sale at €64,000.

The Serbian real estate market showed strong growth, with a 26.7% increase in market value and an 8% rise in transactions compared to the previous year. Total turnover reached €2.2 billion, matching the 2022 record, with 34,834 sales contracts signed—the highest quarterly level in two years.

Apartments dominated the market, accounting for €1.3 billion (57% of turnover). Houses made up €168 million (8%), construction land €163 million (7%), business premises €108 million (5%), and agricultural land €73 million (3%).

Loan financing increased to 11% of all transactions, up 4 percentage points year-on-year. Apartment purchases financed by loans rose to 24%, from 17% the previous year.

Sales contract growth was notable in Niš (43.6%), Novi Sad (24.9%), Kragujevac (20.1%), and Belgrade (15.5%). Belgrade saw €650.3 million allocated for apartments.

Notary public data show Novi Sad’s Basic Court area had the highest number of sales contracts (3,495), while the First Basic Court in Belgrade handled the largest volume of funds (€432.2 million). Public notaries Mirjana Simović Aleksić (Novi Sad) and Dragina Divac (Belgrade) submitted the most contracts by number and value, respectively.
