Record real estate sales in Serbia Q4 2024: Belgrade Waterfront leads with highest prices

In the fourth quarter of 2024, the highest apartment prices in Serbia were recorded in Belgrade, with the most expensive square meter sold for €11,668 at the Belgrade Waterfront development. The highest total price paid for an apartment was €2.6 million for a 342-square-meter unit at the same location.

The most expensive house was sold in Belgrade’s Savski Venac municipality for €3.4 million, while the priciest parking space at Belgrade Waterfront was sold for €64,000.

The total real estate turnover in Serbia during this period reached €2.2 billion, matching the record set in 2022. Of this, €489.5 million came from partially regulated markets.

A total of 34,834 sales contracts were signed, marking the highest quarterly volume in two years. Apartments accounted for the largest share of transactions, with €1.3 billion or 57% of the total turnover.

Houses accounted for €167.9 million (8%), construction land for €163 million (7%), commercial spaces for €108 million (5%), and agricultural land for €73.4 million (3%).

Regarding financing, 11% of real estate purchases were funded by loans, up by 4 percentage points compared to the same period last year. Loans were most commonly used for apartment purchases, with 24% of apartment sales financed this way, up from 17% the previous year.

Sales increased year-on-year in several cities: Niš (43.6%), Novi Sad (24.9%), Kragujevac (20.1%), and Belgrade (15.5%).
