Rising demand for house rentals in Serbia driven by suburban living and short-term stays

Renting houses in Serbia remains less common than renting apartments, but demand is steadily rising, according to real estate agencies. The most sought-after properties are those on the outskirts of cities, where monthly rents start around €200. In urban areas, houses are generally considered luxury properties, with prices ranging from €600 to €3,000 per month depending on size, location, and equipment.

In Belgrade, average rents range from about €590 for single-story homes to over €3,000 for multi-level villas. In Novi Sad, rents average between €670 and €1,500, while in Niš, Kragujevac, Subotica, and Pančevo, prices are much lower—between €300 and €500 per month. Data from the real estate portal 4zida shows around 860 active listings for house rentals across Serbia, most of them in Belgrade, followed by Novi Sad, Niš, Kragujevac, Zrenjanin, and Subotica.

In Obrenovac, demand for rental houses currently exceeds supply. Smaller homes rent for €200–€250 per month, while larger ones cost more. Local residents are the primary tenants, though there is a gradual increase in people choosing to live outside the city. However, limited access to public services such as schools and healthcare still deters many from moving to the suburbs.

Short-term rentals and daily house rentals are also becoming more popular, especially in tourist areas and smaller towns. Fully furnished houses and weekend cottages attract families seeking peace and space, as well as tourists looking for short getaways. For example, daily rental prices range from €25 per person in Mladenovac to €35 per night near Banja Ždrelo.

Real estate experts note that the market for both long-term and short-term house rentals in Serbia is expanding, driven by changing lifestyles, tourism growth, and a growing preference for more spacious living environments.
