Property prices in larger cities of Vojvodina continue to rise, with Novi Sad seeing the price per square meter in new buildings exceed 2000 euros, while in smaller towns like Sombor, prices are around 1,300 euros per square meter. A large number of buyers are young couples who take advantage of state subsidies for housing loans.
In Sombor, apartment prices range between 800 and 1400 euros per square meter, depending on whether it’s a new or older property. The most sought-after locations are near the city center, as well as areas with good infrastructure. When it comes to choosing between new and old properties, new buildings are still more attractive due to energy efficiency and modern amenities, while older properties appeal to buyers because they offer larger spaces at lower prices.
“For 800 euros per square meter, you can buy a larger apartment in an older building, while smaller apartments can go for around 1,100 euros per square meter. In new buildings, prices range from 1,200 to 1,400 euros per square meter,” said Inata Lalić, a real estate agent from Sombor.
Compared to apartments, there is less interest in buying houses.
“Houses that are ready to move into are hard to find for less than 70,000 euros. The prices of plots start from 15,000 euros, which are usually on the outskirts of the city, while plots in the city center range from 30,000 to 60,000 euros,” said a real estate agent.
Although prices have risen, buyers remain active, especially young families. The law providing subsidized loans for young people, as a measure of support, enables the purchase of real estate with just a 1% down payment.
“The important factor is that young people should be between 20 and 35 years old, and it doesn’t matter if they have a permanent job, as long as they have a guarantor who is a family member,” explained Inata Lalić, a real estate agent from Sombor.
House prices in rural areas are much more affordable, with a decent house near Sombor available for as little as 25,000 euros, while prices for weekend homes in surrounding vacation areas range from 30,000 to as much as 150,000 euros.
