In March 2024, there was a notable decline of 11.0% in the issuance of construction permits compared to the same period in the previous year, with a total of 2,293 permits issued. According to data from the Statistical Office of the Republic of Serbia, 80.7% of these permits were allocated for building construction, while the remaining 19.3% were for other types of constructions. Within the category of buildings, residential projects accounted for 77.5% of the permits, while non-residential projects comprised 22.5%. Additionally, a significant portion of the permits for other constructions was attributed to pipelines, communication infrastructure, and electrical lines, totaling 59.5%.
Regarding residential construction, Serbia reported plans for the construction of 2,897 new apartments in March 2024, with an average size of 85.5 m2. Notably, 10.9% of these apartments were earmarked for buildings with a single unit, boasting an average area of 150.4 m2, while the majority (87.3%) were slated for buildings with three or more units, with an average area of 76.6 m2.
Despite the decline in the number of permits issued, the projected value of construction works remained relatively robust, reaching 84.5% of the total anticipated value.
In terms of regional distribution, the highest concentration of construction activity was anticipated in the Belgrade region, representing 35.1% of the projected construction value. This was followed by the Srem region (15.1%), South Banat region (14.4%), Šumadija region (11.1%), and South Bačka region (4.7%). Other regions exhibited varying levels of participation, ranging from 0.1% to 2.7%.
