Price disparities in Belgrade real estate: From luxury apartments to affordable living

The priciest apartment square meter in Belgrade Waterfront has reached €9,125, while the average price in that complex is €4,610. In stark contrast, the lowest price for new construction can be found in the municipality of Mladenovac, where it averages around €1,020 per square meter. Mladenovac is known for its agricultural development, particularly in fruit and vegetable cultivation.

According to data from the Republic Geodetic Institute, the highest square meter price for residential space sold in the second quarter of this year was indeed in Belgrade Waterfront, priced at €9,125. The average price for this premium area is €4,610, with other residential complexes in the capital close behind.

Interestingly, the cheapest new apartment square meter was reported in Mladenovac, where it costs 118,039 dinars, or approximately €1,020.

Mladenovac boasts significant agricultural potential, covering 27,000 hectares of arable land across 15 villages. Historically focused on arable and livestock farming, more farmers in the area are now shifting towards fruit production, encouraged by a state subsidy covering 50% of planting costs.

The agricultural landscape in Mladenovac is evolving, particularly with the growth of vegetable production, facilitated by its proximity to Belgrade. Greenhouse farming is on the rise, with greenhouses established in all 15 villages. However, local vegetable farmers are facing challenges, particularly with irrigation and labor shortages.
