According to the latest data from the Republic Geodetic Institute (RGZ), the average price of apartments in Serbia during the first half of 2024 was 1,665 euros per square meter for old buildings and 1,767 euros for new buildings. The highest average prices were recorded in Belgrade, where old buildings averaged 2,160 euros per square meter and new buildings 2,453 euros.
In the category of old buildings, Novi Sad followed Belgrade with an average price of 1,945 euros per square meter, while Niš came in at 1,275 euros. On the opposite end of the spectrum, cities with the lowest average prices include Zaječar (745 euros), Prokuplje and Kikinda (670 euros).
Within Belgrade’s cadastral municipalities, Zvezdara topped the list with an average price of 2,305 euros per square meter, while Stara Rakovica had the lowest average at 1,775 euros.
In terms of new construction, Belgrade also led with the highest prices, averaging 2,453 euros per square meter, followed by Novi Sad at 1,970 euros and Niš at 1,490 euros.
Among Belgrade’s municipalities, Čukarica recorded the highest price at 2,825 euros per square meter, while Stara Rakovica came in at 2,230 euros. The lowest prices in Serbia were noted in Vranje (820 euros), Prokuplje (810 euros) and Zaječar (705 euros).
