Serbia’s real estate market sees strong growth in Q4 2024

The real estate market in Serbia experienced significant growth in the fourth quarter of 2024 compared to the same period in 2023. The total market value increased by 26.7%, while the number of transactions rose by 8%.

A total of 34,834 sales contracts were signed, marking the highest quarterly activity in the past two years.

Apartments dominated the market, accounting for 57% of the total turnover, with sales valued at €1.3 billion. Other notable segments included houses (€167.9 million or 8%), construction land (€163 million or 7%), business premises (€108 million or 5%), and agricultural land (€73.4 million or 3%).

Regarding financing, 11% of real estate purchases were made through loans, up by 4 percentage points from the previous year. Loans were most commonly used for apartment purchases, representing 24% of such transactions, an increase from 17% in the same quarter last year.

The number of sales contracts grew significantly in several key cities: Niš (43.6%), Novi Sad (24.9%), Kragujevac (20.1%), and Belgrade (15.5%).
