Euro Green doo Novi Sad submitted a request confirming that the reconstruction of the Slavija Hotel tower will not significantly change its structure. The building will keep its current height and size, remaining 18 floors tall.
According to the conceptual design by AG-UNS Architectural Institute, the tower will retain its existing architectural style with a dominant base and elegant vertical form. The project was based on on-site surveys since the original architectural plans were not found.
The renovated hotel will feature a new façade, with the tower wrapped in a transparent glass curtain wall equipped with brise-soleils and lighting to reduce solar impact and improve energy efficiency. The brise-soleils will create a reflective surface effect, referencing the nearby Slavija roundabout.
The biggest change will be the reduction in the number of rooms. After reconstruction, the hotel will have 176 larger apartments with private bathrooms, arranged as 11 units per floor on 16 typical floors, plus two basement levels, a ground floor, mezzanine, and technical floor. This represents nearly a 50% reduction in capacity, achieved by combining two existing rooms into one.
Interior walls will be replaced with lighter gypsum partitions to avoid extra load on the structure, and all windows and doors will be replaced. Part of the mezzanine will become office space for hotel staff. The reception area will be reduced, with an additional public restroom added in the lobby. Four commercial spaces are planned, with a new entrance from Makenzijeva Street.
The Slavija Hotel tower is connected on the south side to Slavija II, and across Svetog Save Street lies Slavija LUX; together these form the Slavija hotel complex.
The hotel was purchased last year by Industrija mesa Matijević for €24.9 million. According to co-owner Zoran Matijević, Slavija LUX will be a four-star hotel, and the section on Makenzijeva Street will operate as a three-star hotel. The tower is planned to be converted into residential units, with approximately 165 apartments available for monthly rent.
