According to the latest quarterly report from the Republic Geodetic Institute, agricultural land in Sremska Mitrovica reached a peak value of 35,060 euros per hectare in the fourth quarter of 2024. This makes it one of the most expensive regions for arable land in Serbia. The average price for arable land in the Srem district was 14,160 euros per hectare during this period. For comparison, the maximum prices in other districts were 35,800 euros per hectare in Južnobački and 24,650 euros per hectare in Južnobanatski.
In Sremska Mitrovica, 64 house sales contracts were signed in the fourth quarter of 2024, comparable to cities like Pančevo and Zrenjanin, but lower than larger cities such as Novi Sad or Subotica. Houses accounted for about 8 percent of Serbia’s total real estate market value of 167.9 million euros. The apartment market saw 77 sales contracts, mainly purchases from investors. While prices in Sremska Mitrovica remain below those in Belgrade and Novi Sad, steady growth in demand and prices is observed. The highest apartment price recorded in Belgrade reached 2.6 million euros. For context, the highest agricultural land price per square meter in Novi Sad was 14 euros.
Sremska Mitrovica stands out for its exceptionally high agricultural land prices, joining the elite group of Serbian regions with premium land values. However, the most expensive agricultural land contract nationally remains in Bačka Topola, where 116.4 hectares sold for 2 million euros, averaging 17,000 euros per hectare.
The real estate market in Sremska Mitrovica in the fourth quarter of 2024 shows stable activity. Agricultural land sales are particularly strong, reflecting some of the highest per-hectare prices in Serbia. The residential market for houses and apartments remains moderate but steadily growing.
