The construction industry in Serbia is in crisis and low-quality apartments are being sold at a high price

Assessing the quality of apartments, the author states that the criteria for evaluating apartments are location, price, structure, square footage, while reports on average class development and quality of apartments are not available.

Dr. Mirko Todorovic, who holds a PhD in this subject, believes that every apartment, like any other product, must have its own class and that every apartment as a marketed product must have a certificate of quality. Otherwise, an under-informed buyer has a good chance of buying a low-quality apartment at a high price, reports Nova Ekonomija.

An apartment quality certificate can help us better evaluate the apartment we are buying. It is a document that provides the buyer with key information about the overall quality of the home in a clear and understandable way. Depending on its individual and overall qualities, the apartment can be classified into one of 8 classes (G, F, E, D, C, B, A and A +).

Dr. Mirko Todorovic, in his doctoral thesis referred to by Gradnja.rs, analyzes and compares the quality of apartments in several attractive city locations in New Belgrade.

He also analyzed apartments in the West 65 and ABlok residential areas. He states that the 74-square-foot three-bedroom apartment in West 65 is rated 134 points and belongs to Class B2. Such an apartment is sold in advertisements from 2500 to 3000 euros. The 68-square-foot three-bedroom apartment in A Block is rated 102 points and belongs to class C2, and is for sale at a similar price, although the apartments are for two different classes.
