The world of real estate is extremely dynamic and is constantly evolving in the global, but also in the domestic market. Trends that we have had the opportunity to see only in world capitals, are now coming to Serbia as well. The largest construction project in the history of Belgrade – Belgrade Waterfront, brings great changes and innovations in the entire region. The market is becoming richer for a new mixed-use settlement, which many already say stands side by side with the urban quarters of the world’s most famous capitals.
Technological innovations are changing the market, and Belgrade Waterfront is leading them
Modern technologies in the real estate world provide potential tenants with plenty of new opportunities – from being able to step into your future home virtually, to options to follow the construction of your building online daily via live cameras on the construction site. The good news is that these trends are coming to us as well, and Belgrade Waterfront is a leading company in this field, providing an unprecedented experience of buying an apartment.
– The big players in this business must listen to the needs of the market. If potential buyers of apartments in Belgrade Waterfront want to gain insight into what their life on the banks of the Sava will look like, we will make it possible for them. That is why we have invested significantly in new technologies – touch screens in our Sales Centers show the appearance of the entire project, but also individual buildings. With the help of VR, you can enter the apartment or walk through the streets that are yet to be opened – explains Nikola Nedeljkovic, director of the Belgrade Waterfront company. He adds that a modern Experience room was recently set up in the company’s sales center on the Sava Promenade, which raises the standards for buying real estate in Serbia to a new level. The simulations allow you to enter the apartment and see it – just like you are really walking around the premises or driving a boat, which you can control via an iPad and experience the unique lifestyle on the river with the sounds of the waves.
The fact that the company’s website received a prestigious award for quality at the European Property Awards last year speaks in favor of Belgrade Waterfront paying special attention to the technology and quality of its online presence.
Profit on the horizon – why is Belgrade Waterfront an ideal investment destination?
Before you decide to invest, think about the benefits that will increase your profits. If you plan wisely, you know that investing in real estate must have several trump cards – location, view, content in the environment, functionality. However, the moment you invest is just as important.
It is estimated that with the soon opening of the shopping center of the Belgrade Gallery, and then the Belgrade Tower, the future symbol of the capital, the value of real estate in the Belgrade Waterfront will increase.
– Experts estimate that the value of the surrounding real estate will increase, because the demand for apartments near shopping centers and important city landmarks is great. According to the experience so far, we know that many want their work and entertainment to be at their fingertips – Nedeljkovic points out.
Belgrade Gallery – a competitive shopping center attractive to consumers and tenants
Shopping centers are not only a place where a large number of fellow citizens like to spend their free time, but they are also a significant economic factor, both at the macro level, if we look at the region, and at the micro level, taking into account the construction industry and retail sector.
– Belgrade Gallery is not just another shopping center – it is the largest shopping, entertainment and gastronomic destination in the region, which will undoubtedly push the boundaries of the user experience of visitors – says Nedeljkovic.
With a carefully balanced mix of more than 300 domestic and foreign brands in their premium editions, as well as a unique gastronomic offer and unprecedented entertainment for all generations, Gallery Belgrade will position itself as an unavoidable shopping destination, but Belgrade’s economy will be improved and strengthened.
– In this project as well, we put technology and innovations in the function of improving the experience of visitors. We are introducing a mobile application with which members of the loyalty program “My Belgrade” will realize numerous benefits – from collecting points, which will provide them with various benefits when shopping, to digital coupons that visitors can use in one of the many restaurants and cafes in the mall – Nedeljkovic points out. He adds that, in addition to visitors, tenants will also benefit from the loyalty program, which will enable the new technology to get to know the profiles of their customers better and create personalized offers according to them.
In addition, the company will offer innovative, personalized solutions in other segments that will contribute to a more comfortable shopping experience – with the help of a smart parking system, the application will guide mall visitors to free parking spaces, and then allow them to easily find their car after complete the purchase.
Many buyers want a family home – what does this mean for the real estate world?
– You have to know your customers. In Belgrade Waterfront, these are often families, people who want a multi-purpose environment – close to kindergartens, schools, parks, playgrounds for children, a shopping center such as the Belgrade Gallery, close to the company in which they work. That is why we offer large apartments, ideal for families in every sense – both in terms of structure and nearby facilities – says Nedeljkovic and adds that the company pays attention to younger and older millennials, as family members who also participate in choosing an apartment to buy.
And how do you most easily recognize millennials? The answer is simple – they can’t wait to post a picture of their new apartment on social media. They use mobile phones to the brim, so adequate information must be at their fingertips, while Generation X is not much different either. According to Nedeljkovic, most buyers of potential real estate research online, while a slightly smaller percentage first contact a real estate agent directly.
Hotel life – why do they say that New York is coming to Belgrade?
As the Belgrade Waterfront brings world trends, it is certain that Belgrade received a unique blend of historical heritage and New York vibe.
– We are the first to bring the world-famous hotel and residential brand St. to Serbia. Regis, which will open its hotel in Belgrade Waterfront, but also the first branded apartments in this part of Europe – says Nedeljković. The arrival of the prestigious world brand, which has recognized the potential of Belgrade Waterfront, will make a big shift in the tourist offer of Belgrade, but also have a significant impact on the overall economy.
– As many as 220 branded apartments of unique design will be located in the tallest building in Serbia and the region, the spectacular Belgrade Tower. This will be a unique experience for tenants, because they can expect uncompromising service, which, in addition to the spa, sauna or massage room, includes butler and concierge service – something that will be available for the first time in our market, right in Belgrade Waterfront.
Attractive real estate is fine, but upgraded amenities are key. Why?
Investors are well aware that people want to live, go to work and shop in one place.
– This is a trend we cannot bypass. Not because it is popular, but because this is a great concept that greatly facilitates everyday life. In the 21st century, life has reached such a speed that we have to find ways to better organize the time, both of our residents and all visitors who come to the Belgrade Waterfront – explains Nedeljkovic.
Belgrade Waterfront is changing the current housing standards in Serbia and setting new ones, bringing improved facilities in the area – the most modern park in the city, the largest shopping center in the region, modern business space, rich activities for all generations on the Sava Promenade and other facilities.
– We started from ourselves – from the question of what we might need every day. That’s how we came to the solution. The proximity of the river, the promenade, running and cycling trails, new roads, modern public spaces and green areas, restaurants, cafes and all other facilities are there because of our residents and visitors. Whether they are business people, young professionals, representatives of our diaspora, families or foreigners, we imagined the needs of everyone and tried to apply them in Belgrade Waterfront – concludes Nikola Nedeljkovic, eKapija reports.
