The real estate market plays a crucial role in the economy. Taxes collected from property transactions and potentially from rentals contribute significantly to the state budget and facilitate new investments. Experts indicate that now is an excellent time to start negotiating for apartment purchases and that more attention should be given to this sector by institutions.
Recent months have seen a notable increase in real estate transactions, signaling a revived market.
While property prices are rising, the pace of increase has slowed compared to previous periods and there is a growing supply of properties.
Experts suggest that purchasing an apartment is more advantageous than renting.
“If you intend to live in the apartment, and if you have the financial capability and down payment for a loan, buying an apartment is worthwhile,” says Ljubiša Banovački, president of the Association of Professional Property Managers.
He points out that buying an apartment is a long-term investment and preferable to paying monthly rent.
Real estate as an investment
Currently, apartments are often purchased not just as a housing solution but as an investment.
According to data from the Real Estate Cadastre (RGZ), 85% of apartments in Serbia are bought with cash, while 25% are acquired through loans.
Milić Đoković, vice president of the expert council of the Serbian Real Estate Cluster, explains that a €100,000 loan can generate a cash value of €450,000.
“People frequently question where all this cash is coming from. It’s not actual cash—it’s bank money that initiates a cycle, which then multiplies,” Đoković explains.
Investors report that new apartments are often sold out even before construction is completed.
In Serbia, 30% of individuals own more than one property, with many opting to commercialize their real estate holdings.
