Real estate prices in Novi Sad stabilize after pandemic surge

Novi Sad, often referred to as Serbian Athens, boasts a range of amenities, from its location and kindergartens to its real estate market. Known for its student population, the city has seen a significant shift in the real estate sector post-pandemic, with many opting to sell their properties.

Following a surge in real estate prices during the pandemic, driven partly by an influx of emigrants due to the Russia-Ukraine conflict, the market in Novi Sad is now experiencing stagnation.

Rental prices for apartments start at 200 euros and can vary based on tenant preferences. For purchasing, prices per square meter range from 2,000 to 2,500 euros, with more desirable locations commanding up to 2,800 euros per square meter. For example, apartments in Adice are priced around 1,500 euros per square meter. Factors such as location and type of construction remain crucial in determining property prices.
