Interest grows in Serbian spa real estate: Prices rise as demand increases

Both domestic and international buyers are showing increased interest in real estate in Serbian spas, according to an analysis by the specialized portal 4zida.

Statistics from the Republic Statistical Office indicate that the most popular spas in Serbia in July were Vrnjačka Banja, Sokobanja, Banja Vrdnik, Lukovska Banja and Banja Palić. As the demand for spa vacations rises, so does the interest in owning property in these areas.

“Currently, we have around 1,000 listings for apartments in Vrnjačka Banja and about 140 for houses. In Sokobanja, there are 350 apartment listings and 58 for houses,” said Aleksandra Mihajlović from 4zida.

The average price per square meter for an apartment in Vrnjačka Banja has increased to €1,800, up from €1,760 in the first quarter of this year. House prices in Vrnjačka Banja have also seen a significant rise, with the average now at €859 per square meter, compared to €600 earlier in the year.

In Sokobanja, the average price per square meter for an apartment is €1,604, while houses average around €532 per square meter, reflecting an upward trend from previous periods.

Niška Banja is also attracting attention due to its proximity to Niš and recent investments in infrastructure, which have improved its connectivity with the region. The average listed price for a house in Niška Banja is about €533 per square meter.

These locations are becoming increasingly appealing to investors, who are ramping up development projects in Serbian spas.
