Arable land ranks well in the real estate market in Serbia

The prices of agricultural land are constantly rising and in that respect nothing has changed significantly for several years, so the report of the Republic Geodetic Authority on real estate in the fourth quarter of 2020 did not bring anything new when it comes to buying and selling arable land.
The latest surveyor’s report also shows that arable land is well listed on the real estate market and that fields in southern Backa are still the most expensive – 10,700 euros per morning, compared to other areas of the country, writes Telegraf Biznis.
Immediately behind the south, follows the north of Backa, where the morning, on average, costs 9,350 euros.
The surveyors mention the municipality of Zabalj for the first time in the report, where the value of the concluded purchase agreement reached almost 900,000 euros. The seller received even more money in Gakovo in the area of the city of Sombor, where two contracts on the sale of land were concluded, and both amounted to approximately 1.3 million euros.
Smaller oscillations in terms of the price of fields, according to the report for the fourth quarter of last year, were noticed in terms of the average price in the North Banat and South Banat districts. In the north of Banat, the morning cost 7,300 euros, in the south 7,000, while in central Banat the morning cost 7,200 euros.
In the Srem district, the average price of arable land, as in the north of the country, is 9,350 euros.
The cheapest arable lands are in southern and eastern Serbia, where the average price is only 3,500 euros, in Sumadija and western Serbia it is 4,750 euros, and the most expensive is in the Belgrade region, where an average of 6,000 euros should be set aside. At the cost price, after the fields, the land intended for industrial construction also holds a good price.
In the surveyor’s report, Kac is also mentioned in the fourth quarter in the area of the City of Novi Sad, where the value of the purchase contract reached 10.2 million euros. Then follows the municipality of Stara Pazova, where land in Krnjesevci was sold for 1.2 million euros and in Stari Banovci for a little over a million euros.
Novi Sad’s Dnevnik reports that the hacker in South Backa exceeds 20,000 euros. By the way, an old English proverb says: “You buy fields, they are not produced”.

We have written many times that “plots” go like crazy, and everyone who would like to build a garden in addition to a weekend house is also looking for agricultural land. That is why, for example, six kilometers along the Sava River were sold in a record period.
Somewhat further, in Western Serbia, more and more people are deciding to lease land.
In recent years, there has been a noticeable increase in the trend of land lease, mostly arable land. This is nothing unusual for Vojvodina, however, it is a novelty in Western Serbia.
In the previous days, we made sure that every other cliff was plowed and that now more often than before, you can see wheat before the harvest, planted hectares of potatoes, or blueberries.
This is because the “biggest bosses in the village” no longer decide to lease, but everyone in the place who does not run away from work, and does not have enough of their own land. The biggest reason is – the price. Those fields are currently being leased for a pittance, BiF reports.
