Delta Real Estate unveils ambitious €620 million investment plan

The director of Delta Hotel, Andrej Sovrović, told the Beobuild portal that Miroslav Mišković’s company will start the construction of “Delta District” in the summer, in Block 20 in New Belgrade, within which the luxury hotel “InterContinental” will be located. Delta, according to Sovrović, is planning to open another hotel in the capital, and more information about that project will be revealed in a few months.

The company “Delta Real Estate” (Delta Real Estate) launched one of the largest investment cycles on the domestic real estate market, as stated by Miroslav Mišković’s company, amounting to at least 620 million euros by 2027, writes Beobuild.

The construction of two large mixed-use complexes – “Delta Land” and “Delta District” in Belgrade, expansion of the shopping center “Delta Planet” in Niš, as well as the business center “Delta Iron” was announced in Novi Sad.

According to Beobuild, the beginning of work on the “Delta District” complex in Block 20 in New Belgrade attracts the most attention , which includes, among other things, the reopening of one of the world’s largest hotel brands in Belgrade – the “InterContinental” hotel.

This complex, in addition to the prestigious hotel, will have first-class business space, but also a luxurious residential wing with branded apartments.

“Delta District will be a multifunctional complex located in Block 20, in a premium location within the business epicenter of New Belgrade.” “Developing on an area of ​​100,000 square meters, Delta District represents an investment worth 250 million euros, and the start of construction is scheduled for the summer period of this year,” points out Sovrović.

As he explained, 100 million euros will be invested in the hotel itself, and it will have a total of 220 rooms.

“In EXPO 2027, Delta Holding’s ambition is for this high-category hotel to open its doors by then and contribute to the development of the congress and tourism sector in Serbia,” explains Sovrović.

In preparation for the aforementioned international exhibition, Delta is intensifying its investment activities.

“We plan to offer another hotel to the city of Belgrade in the coming period, about which we will be able to say more in the coming months,” announced Sovrović.

Let us remind you that the first “Intercontinental” hotel in Belgrade was built back in 1979, according to the project of the recently deceased Stojan Maksimović, and is part of a unique entity with the Sava Center. The hotel operated under that well-known international brand until 2006, when it lost its license and changed its name to “Continental”.

Two years later, the hotel was taken over by Delta. The facility was thoroughly renovated in 2013, and since January 2014 it has been operating under the “Intercontinental” brand “Crowne Plaza”. This hotel is also currently being reconstructed, in order to improve its offer.

At the beginning of the year, “Delta” successfully completed the takeover of the unfinished business headquarters of the former giant GP “Rad” in New Belgrade for almost one billion dinars, but Sovrović points out that at this moment it is too early to present detailed plans for that facility.

Vučić predicted the opening of 120 new hotels by EXPO 2027

Let us recall that the President of Serbia, Aleksandar Vučić, said last summer that 120 to 130 new hotels will have to be built in Belgrade due to the EXPO 2027 exhibition.

At the end of last year, the Government of Serbia adopted a regulation on subsidizing investments in hotel accommodation related to the specialized international exhibition EXPO 2027.

Despite several hotels under construction, and more projects announced, it is still very far from the figure of 120 to 130 new hotels mentioned by Vučić.

Namely, right now in Belgrade on the water, works on the construction of the “St. Regis” hotel (St. Regis) in the Tower of Belgrade, and the renovation of the “Bristol” hotel are coming to an end. In addition to the new hotels announced by “Delta”, major works are expected on the “Slavija” hotels , which were recently taken over by the “Matijević” company, while the announced sale of the “Yugoslavia” hotel should finally resolve the fate of that facility.
